Bellway has agreed a deal to purchase the former Panshanger Aerodrome site on the edge of Welwyn Garden City from Homes England and build 760 homes on the site.
The 135-acre site has been earmarked for 860 properties – 30% of which would be affordable homes for low-cost rent or shared ownership.
Contracts were exchanged on the land after Homes England, who describes the scheme as of “high importance,” chose Bellway as its preferred development partner. As part of the deal, two serviced parcels of land earmarked for 50 homes each will be handed back to Homes England for future sales to SME developers.
The proposals also feature retirement accommodation, a primary school, a new community centre, leisure facilities, areas of open space, traveller pitches and allotments.
Ali Maruf, Bellway North London managing director, said: “New homes are very much needed in this part of Hertfordshire, so our new development on the former Panshanger Aerodrome will meet an important local demand.”
“Exchanging contracts on the land is a significant step in our plan to supply hundreds of high-quality homes and create a thriving neighbourhood that contains everything people need and want to enjoy life.”
“This site is in a prime location with easy access to leisure facilities and good road links. It is just over two miles from the town centre and the train station, which makes it a convenient option for commuters who want to live near the countryside with local amenities and quick access to London.”
“The mix of homes will appeal to a wide variety of people so this new scheme will meet a range of needs and budgets and help to create a rich and varied community.”
Bellway is proposing to deliver a range of one to five-bedroom properties at the development. These will include apartments and coach houses as well as a range of terraced, semi-detached and detached houses.
The homes on-site will prioritise energy efficiency, and a large proportion are proposed to be built using Modern Methods of Construction.
The aerodrome, which served as a decoy for the De Havilland aviation factory in Hatfield during the Second World War, ceased operations as an active airfield in 1992.
